Bookings
1. Fill the booking form with all your data, including the required period. Ensure that you have written the right e-mail address or fax number if you prefer!
2. If your request form is correctly filled you will have a confirmation by e-mail or fax within 48 hours. 
3. If you haven't received a confirmation within 48 hours please check your request and send it again, your data could be incorrect or a problem in the transmission may have occurred.
4. In case of multiple requests for the same flat and period, we'll give confirmation to the first one delivered.
5. As you receive our confirmation, you'll be asked to pay a booking deposit. The amount is usually 30% of the total and the balance is required cash in Euro or Traveller's cheque at your arrival. For some period, however, it's required you balance the total at least one month before your arrival. To be sure send us a copy of the bank transfer trough e-mail or by fax. 
6. The booking deposit can be paid by bank draft, by Traveller's cheque or, better, by a money transfer to the bank information's you can read in our first confirmation letter.
7. Please do not send any values by ordinary mail!
8. If we haven't received the booking deposit within 7 days from our confirmation your request will be automatically cancelled. (Without different agreement). 
9. When we receive your booking deposit we'll mark the flat as booked up. Afterwards, we will send you a further e-mail with the reservation number, the receipt and all information you need, including how to reach your flat from the Florence airport, highway or Train station.
 
Arrivals and Departures
1. At your arrival you'll be greeted by the owner, directly in the flat for the check-in. You will receive your keys and an inventory list with the description of all goods and furniture in the flat. These items are to be in the same condition at the time of your departure. You'll be asked to balance the total and to pay a security deposit. The security deposit will be refunded at your departure, after check-out . 
2. At your departure, the owner will do the check-out, collect your keys and refund your deposit if you haven't caused any damage in the flat. 
3. The client is responsible for communicating his exact arrival time and delays. Please note that arrivals are generally arranged from 2.00pm to 3.00 p.m., departures from 9.00 am to 11.00 am. If you wish to arrange another arrival time we will do our best to help you. The non communication of the arrival time or of delays give no right to be reimbursed or to ask for discounts. 
4. We refuse any responsibility for free and suitable parking facilities in Florence, where private car traffic and parking is generally forbidden for who has no special permission. We surely will always help you on request to find a garage close to your accommodation. 

 
Prices
1. Our prices DO INCLUDE: the flat, bed linen and blankets, standard check-in and check-out, cleaning of the flat before your arrival and after your departure. Flats include a kitchen with all that is necessary to cook your meals. 
2. Our prices DO NOT INCLUDE: meals ,additional cleaning service and change of bed linen during your stay. For this kind of services (extra) please ask us freely. 
3. Utilities (electricity, water and heating) are included
4. Bath towels and table linen are provided. 
5. Prices are in Euro. For payment in different currencies please ask at the time of your first request.
 
Penalties
1. NON STANDARD CHECK-IN: Euro 15
2. NON STANDARD CHECK-OUT: Euro 15
3. ADDITIONAL CLEANING: Euro 30 also when final cleaning is included, you will be charged extra Euro 30 for additional cleaning in case you have moved furniture (beds, cupboards ,chairs and tables) from their original position, you left trash or any object in the apartment or if the apartment is left very dirty. 
4. Loosing the keys will be charged Euro 20 for every couple of keys.
 
Cancellations by the client
1. Cancellations will be refunded at 50% only if sent (by e-mail) at least 45 days before the day of your planned arrival.
 
Civil Responsibility and Complaints
1. We are not responsible for any problem that may occur during your stay in the flat or any damage you might suffer or cause to things and people. 
2. For this kind of matters we suggest you to subscribe a Civil Responsibility Insurance at the time of your arrival. It will cover any damage you could cause during your stay. This can be easily done also from your country, with your Insurance Company.
3. We are responsible for the confirmation of your period of stay in the flat and for the check-in an the check-out only. 
4. Tenants are responsible for the keys of the apartment. The keys have to be returned to us at the moment of the check-out. If the tenants should loose the keys they will have to pay the penalty.
5. If tenants will not respect the max. number of persons allowed to stay in the house or let stay pets in the house without being previously authorized, we have the right to cancel the contract immediately without any reimbursement due.
